If anyone can help me out regarding this, that'd be great. I feel victim to this scam and am now £11,000 out of pocket. The company selling the land at Sible Hedingham were Hambrook & Greenstock (http://www.hambrookandgreenstock.com)
Thanks again,
Tom

I paid for 2 plots at the Sible Hedingham site. I am now really annoyed with myself. I wish Hambrook and Greenstock had their offices in England. Does anyone have advice, on how i can retrieve some of my money back?

I also bought a plot at Sible Hedingham for £ 5600 with a promise that we will sale it whenever I need. But it seems that now they disappeared, when they recieve my money and alooting me the plot number they mentioned that your plot price has increased to £6100...LIERS. We should make combined effort now...

I have one plot at Sible Hedingham. Those bloody scammers were soooo professional in their approach. We need to be in touch with each other and plan out something. Any suggestions ?

I am another victim, I can not believe I fell for them, hook line and sinker!
There approach seemed so honest, that I overlooked another company Glebe Estates who strangely enough are also not answering there phones (which I tested today, so maybe they were also not legitimate).
Anyway I also invested £5600 in a plot on SH.
I told them 3 months ago I wanted to sell, I was told PP was expected in the next 6months and I would pocket a minimum of 50k before tax. Then the patter re Marlow came a few days later, which I declined, even though it did look like a good investment, I wanted to see what would be happening with SH, the caller then asked if I would re-invest what I made on SH, so of course I thought they were legit. Anyway I got a call about two weeks ago telling me that they will not be getting PP because they or somebody is being investigated regarding the PP process, however I could still sell my property (Land) myself via Ebay etc. This was a very quick call while I was out; I was not given any opportunity to call on a later date to discuss or even at the time to ask questions. And ever since then I have not been able to get hold of them to find out more. I have contacted the Solicitors who handled the paper work. They have given me a contact Address in Zurich (28 Geffneallee CH8023, Zurich, Switzerland) and the same old non responsive email address i.e. clientsupport@ and info@. I would like to make contact with other victims you can also contact me at BBestinvestC@aol.com.

Oh dear, it seems having read all your comments my fears are confirmed! We've all been totally scammed! How clever they were too fool us and how evil. And to think they have so far got away with this...the government should intervene and prevent in future such things from happening! We all deserve compensation...and I for one don't want too let them get away with this. This time last year I lost every thing...but the only money I had left from my house was the money to purchase one plot of land at Sible Hedingham. The deal sounded great and I like many of you fell for it. I started to realise something was wrong when they kept trying to hard sell me some more land. But when ever I mentioned I wanted to sell up the land they said they would get someone to contact me regarding this but they never! Anyone wanting to contact me regarding this with advice or just wanting to vent please contact me...
11. Val03/04/2007 11:20:13
I certainly feel gutted by this. i bought 2 plots at Sible Hedingham, but felt somewhat disturbed when they tried to put the hard sell on me to buy more land. Well, spilt milk and all that - would be very pleased if anyone has any ideas. Tried to email BBestinvestC@aol.com.but it is not going through?
Thanks - we will need to support each other, I guess.

All right for some?
What "The Guardian" said on Monday March 12, 2007
(John Vidal, environment editor)
10,000 acres of greenbelt under threat
Developments stand to make millions for Queen, BP and British Aerospace
The Queen, British Aerospace and BP will make billions of pounds from developing the greenbelt under proposals to meet government housing targets. Research by the Guardian and the Campaign to Protect Rural England shows at least 10,000 acres of greenbelt land are likely to be sacrificed to build some of the biggest developments in Britain in the past 30 years....

OK, for a short amount of time, I was employed by H&G as a land consultant and I have a few things to state. They recruit young individuals to make the cold calls and any leads are given over to experienced salesmen. Yes, they do have ex-stockbrokers that work for them. All their offices in England closed in 2006 (I worked at two of them). As one of the land consultants (aka salesman), they successfully duped me into working 10 hour minimum days at £90 a week with the promise of big wages. There's bad feelings on all sides, believe me. I would like to personally apologise for everything, it took me a while to see through the guise, but I eventually quit. I wish to remain annonymous, if you have an email, we can talk across that.
Regards and Apologies.
15. Laguna04/04/2007 15:27:18
Anon, what about publishing the names, addresses, and telephone numbers of your honourable colleagues on this site? For starters.
Laguna
2 plots at SH
16. Anon04/04/2007 17:02:42
Names I have, the biggest three are as follows:
Liam Behan - As for address and phone number, I don't have it. He does have family in the UK, I have no idea if they're in on it too, probably not. He was introduced to us as the owner, whether that's true, I don't know, but I know when something big happened, everyone answered to him.
Richard Deers - Again, no address or phone. All I know is that he worked in the Spanish office and he only sent out emails, I never met him. His role was probably Chief Exec, although my memory fails me.
Angelo Milioto - I hope I got that second name right. Again, no phone or address, he was basically Head of Sales for all the offices.
As far as any other information on other colleagues, it's pointless. They were mostly students who had no idea what the company was doing behind the scenes or that they were recruited to rip off people. It's those three who were really in charge as you might say and your best bet on getting your money back.

If anyone is going to deal in anyway with this company I would like to participate for any legal action or something

Hambrook & Greenstock. The Guys really behind Hambrook & Greenstock are someone called Liam and Murray Stein. They originally used do something called boiler room. They offer non-existent shares and then clear off with your money. They switched to land banking as a way of laundering their money. Perhaps email Murray on his personal email address - murraystein1@hotmail.com, or try their lawyer in Switzerland off-shore! Their lawyer is called Rene - his email is: "Rene Berlinger" <berlinger@tresag.ch>, Richard Deers is still involved with the directors of H&G - they are now looking at land in Brazil to scam more people with! You have been conned unfortunately. You could try Simon Hooper. He is very high up in the heirachy of the network relating to this. Here is his email address: "S. Hooper" <s.hooper@landholdinginvestments.com>
Their bankers are:UBS in Zurich but with the Privacy Laws being what they are in Switzerland I am not sure you will get a lot of sense. It might be worth bombarding them with emails and letters on the subject. Who knows they might get sick of it?
Good luck.

33. investor24/05/2007 17:46:41
let us investors be realistic, there is no 1 really taking any legal action in solving the problem of the land bought at sible hedingham? nothing is done by anyone, and it seems to me that there is not much we can do? unless anyone knows of anything i dont. The best and only thing we can do in my opinion is hold on to the land and just hope in the following 5 10 years it becomes of any value and gets planning permisson. I think this is the only thing we can really do as i have written in to trading standards etc they also think nothing can be done by this.....

38. Peter13/06/2007 19:14:20
how did the land registry allow the division in this way?
There are no rights of way, so most of the plots are land locked, which is not allowed.
I feel for you all. Propertyspy was shut down, but they are now called insitelandinvestments, so no doubt land banking companies will bounce back.
Read the title plan for the sites for sale and you may not have bought it.

40. PropertySCAM14/06/2007 08:40:38
Mark - as a victim of this deception, you should not be blaming yourself. Also, even if you do manage to form some form of collective with other plot owners at Sible Hedingham, this will not have much impact on the likelihood of any development there. Braintree council's statement on the matter explains the reasons for this at some length.

i also have been duped by this well thought out scam and i agree that the best way is my fellow scotsman nicky campell so please comon everybody
take the bull by the horns and get your letters into them now right now
as if enough exposure and they at least track down and interview those scammers then surely we l at least all get some feedback
also i agree with anothers comments that if nothing else theirs hope for the future as in 10 2 15 years their might be a pleasant surprise and if all else fails then we can all meet up once a year and all cry together lol
i 2 bought 1 plot so maybe we can just club in and get some hit men and bury them in plots like a body part each i choose the head seeing as its my idea lol

Hello, i have also been scamed 2 plots of land at sible hedingham. Since the money was paid into Zavala & Moscoso account which is a uk account with a London office address, why dont we either contact them or sue them since they received payments for the land on behalf of hambrook and greenstock. I think they would play an important role in getting our money back.

Hi all,
I'm another one to have been scammed; I though I was a cautious person! Anyway, I bout I plot (which nearly turned to 2) at SH. Interestingly, I was sent the following email from one of the scammers offering to help me, but surprise, surprise, the links, numbers and email are all dead. Please let me know if there's been any progress with all the efforts to recover our money.
" Dear Client,
I was your original Land Consultant with Hambrook & Greenstock. You
may be slightly up in the air about your land investment as H&G have
liquidated.
As you may gather I am no longer working for H&G anymore, in fact I
left last October when it was evident something was wrong.
I alongside another company can possibly rectify the progress on your land.
This is an FSA registered company based in the UK, we are currently
setting up an offer to all H&G clients that WILL rectify and secure
their investment.
Can you tell me how much and where you brought so I know what I will
be working with as you may have made subsequent purchases since I left
the company. Also what have you been told in regards to the progress
of your land?
There is no need to panic as your investment is safe and if you are
interested in hearing our proposal either myself or one of the company
directors can talk you through our proposal to secure and improve your
land investment.
Kind regards,
Neil

All you H&G mugs, lets face it,you were conned because you were greedy, and that"s what they depend on,as for your money,at the moment it"s helping to build a holiday complex on the other side of the world by a company owned by Mr H&G himself(and it"s none of the names mentioned) with the help of some of his co-scammers,& they are still up to there old tricks, want to know more?? watch this space.

I only came upon this site now and noticed that Mary Quinlan had asked about Rutherford Ross being a scam or not. We are from South Africa and purchased property from them at two sites. The sites exist (we visited them in person) and we also met the conveyancing solicitors personally while visiting the UK in 2006. Subequently we received title deeds from the British registry offices for both sites. So far our experience has been that all seems above board.
60. Supergirl19/01/2008 20:07:50
To Victor. Your a selfish arrogant A.... I take it your sitting there sniffing coke in your porshe with custom plates and your pissed off with your scamming mates and thought you'd have a go at taunting us. You don't care about us and the lives that have been devastated do you. Otherwise you would be helping us not dangling a carrot and whacking us with a stick while we are down.
61. RC21/01/2008 17:48:47
Unfortunately I have been scammed by likes of Murray Stein and would be very interested in tracking him down as he owes me quite a bit of money, if anyone has further info I would appreciate if you could help me out.
FYI one of his front companies is New Waterford and this is advertised a lot in the UK online, if you see this avoid it like the plague and tell as many people as you can to steer clear of this as it's the way he generates leads for the people at H&G to prey on more people.
He is still active working with several online advertisers so if you spot these ads then please help me fight this by contacting these companies and informing them of the sort of people they are working with, if we cut out the leads he can't trap any more people.
62. Victor23/01/2008 13:03:31
Supergirl?... Nearly right, cocaine, loads of it,Porshe, not anymore to obvious, own number plate now that"s a no-no,because then people would know who the real H&G boss is,wouldn"t they & he aint that stupid, you reckon i should be helping you,to do what exactly??
63. Supergirl24/01/2008 14:59:40
That's up to you. We are going to do the best we can to bring him down either way. So we don't need any help. However it would make the process quicker. It depends what you need out of it. Obviously your not his favourite person so is seeing him go down quicker of benefit to you or can you afford to wait and see? I'm not bothered either way.
Oh and the custom plates didn't have their names on but they were all the same apart from the numbers were sequential.
64. Victor25/01/2008 13:10:38
Supergirl...sequential!! impressive use of the english language for someone from the east-end,& yes you are right he certainly is not my favourite person has caused me many problems, still as the saying goes "what goes round, comes round",as for the custom plates,"THEIR NAMES",who said there was more than one, nice one DR,watch this space.
65. Supergirl27/01/2008 18:40:13
Victor...Do you get off on insulting people? Your just playing stupid games and haven't given us any info. What do you actually want? Are you expecting us to worship at your feet or something, with all your "watch this space" rubbish. Well you will be waiting a long time. Unless you haven't noticed this thread isn't very well used anymore. Mostly just you and me. Also i'm adding a request "TO EVERYONE ON THIS THREAD DO NOT TALK TO VICTOR". If you continue to be insulting then I will ask propertyscam to remove your posts too. I'm done playing games. As for who said there was more than one? You did in your post no 58 and I quote "with the help of some of his co-scammers". Now I'm going to make myself a nice brazilian expresso coffee which is far more enjoyable than talking to you.
66. Victor28/01/2008 13:01:06

67. Supergirl29/01/2008 12:28:01

68. Victor30/01/2008 13:53:12

I bought land plots upto 40k from them!! Even though I dont recognise his name they are in the hands of administrators. I am awaiting a reply from our local MP re this widespread problem. If you are a victim of land bank uk plc then mail me as i am trying to contact fellow victims. Ps I have got the personal details of the company directors if any one needs them. Others who are trying to locate the scammers may try their luck by going into companies house and purchase the directors details, ie if they had registered their details..sabuko_7271@yahoo.co.uk

Supergirl... Sorry about the delay but the carnival season(clue, big clue) has just finished over here,it"s a pity you can"t publish photos on this site,i have some good ones that i am sure you would find very interseting.
74. Supergirl11/02/2008 15:48:35
Victor...You can always send the photos to propertyscam and they will pass them and any other info on to me without revealing your email address. Time is very very short we don't have any evidence to link this mystery man of yours. Soon it will not be in my hands and others may not be as understanding as I am. Is the carnival in Bahia?

Supergirl... It"s the only place to be for a carnival.

Well this is an interesting thread. Like Anon, I too worked for H&G and was given the same treatment by them. I indirectly sold about twn plots, but at the last moment, it always suddenly "fell through," or "somebody in our Spanish office was already dealign wit hit- so they got he commision etc etc."
I wrked for H&G in the offices at Slough for 4 moths during Summer 2006 ,and like Anon, got 90 quid a week, pre tax, food and fuel expenses. I would love to get some money out of them, and woudl glady spill the info I have- but only in court if somebody's going to pay me. I want pay back too..

Riccardo - If you have any info we would appreciate it. I do understand that you were scammed too but you have to understand that we have lost thousands of pounds and there is no way that anyone will be able to pay you. Just remember that those two plots you "indirectly sold" could be someones pension or life savings, they could have paid with a student loan or got a mortgage to cover it and now they have nothing to show for it. If you want to make a stand for what is right and prevent this from happening again and again to other people then please stand united with us and help us. If your just after getting some of your money back from us then give up now because H&G took everything we had.

Not meaning to sound patronising, but shouldn't you guys be looking for Andres Schenker and Claudia Daxelhoffer?
I've not heard their names mentioned on here but these are the ex-directors of Hambrook & Greenstock Plc in Switzerland.
81. Cynical Cindy17/04/2008 17:52:20
I wish I'd tried googling Hambrook & Greenstock before now; I had no idea this shit was happening! I worked at a fairly low-ranking level at their English offices during 2006. I tried to get enough money together to buy a plot myself but, thank God, I'm so broke I couldn't invest! They generated their leads from exhibitions held at various venues in England including Earls' Court. The scam was never endorsed by John Prescott; it was a look-a-like. The Mayor of Braintree was involved in some way 'cause I remember him coming to the office as he was one of the investors (or so I was lead to believe) & ,therefore, it was implied that planning was inevitable. The guys at the top were definately Danny & Liam as far as we staff were concerned. I shall keep in contact & try to give you guys as much info as I can 'cause what they've done is well out of line. I have to go, but I'll be back check-in as soon as I can. Let's get those cocaine-sniffing, unscrupulous bastards!

Hi Victor,
You can send any pictures or info to propertyscam they will forward it on to me. Sorry been ill for a few weeks so had to hang up my cape and recover first.
Andy - Yes your right but they were just the front men.
Cynical Cindy - Very interested in any information you have that may help us. Not heard about the link to the mayor of Braintree can you tell us more?
If you want you can send it to propertyscam and they will forward it to me if you don't want to post it on the web site.

Ok...
Liam Behan and Dan (real name Anthony something) were behind this. They are from Essex. They both had a number of aliases and passports. Bottom line people, is that these guys are organised criminals. Liam is in the the Costa Del Sol, closer to Gibralter than Marbella I beleive, running a number of boiler rooms. Dan, or Tony is in Brasil, funny that... you will struggle to bring him to justice there! again he's running a boiler room or few I understand.
Best of luck!
