As far as I am aware some of the land shown on the www.landintfe.com website was owned by Land International Ltd, Land International (UK) Ltd and Land International (Marketing) Ltd (all in provisional liquidation). Certainly the land owned at Wotton Bassett in Swindon was owned by one of the companies currently in provisional liquidation.
Please could you provide further the following information in order to clarify this matter:
(1) The name and address of your friend (I have set up a database of those people that are currently making payments for the plots of land).
(2) The plot number and site where the land was purchased.
I am holding the accounting records of the companies, which contain details of most of the customers that purchased plots of land.

Can any one help ???? Im confused I spoke to a planning office in the UK and he told me that it only takes 8 weeks for the local planning office to reply to a planning application, Land International told me it would take 4-5 years why did they say that?????

I just met one of their salesmen, Ronan Byrne, Investment Consultant, at the Abu Dhabi Marina Shopping Mall in Abu Dhabi, U.A.E. They have set-up a stall there. I have all their marketing literature. They are marketing plots in Bromley, south of London. They wanted a 10% deposit to "reserve" plots. They are selling 150 sq. meter and 250 sq. meter plots at £80 per sq. meter.
I met them on 29th Feb and they told me their head office was at Berkeley Square in London's Mayfair. I had asked them if they were registered in the UK and the guy confirmed that they were registered in the UK, he did not mention anything about the government taking action to close them down.
We should stop these guys before they scam anyone! They told me that their regional HQ was in Dubai. I think some UK official needs to communicate to the Dubai Chamber of Commerce the fact that is operation is being closed down, before people loose money and serious damage is done....

They say Taylor Wimpey have a 50% uplift in their land, they could provide no evidence when asked, just words, REMEMBER these are cheap on the internet and the phone.
Then they played their Trump card "we are regulated by the FSA you know, so that shows you our catalogue must be right"... I was speachless! Well for 5 seconds! So I asked for prove they were regulated then the person went into shouting mode... it was laughable.
1. Is this outfit new? I wonder.
2. I know Vantage land [ex Property Spy] was selling a stack of land in this area.
3. Their web site and PDF is full of misquotes.

Hi is there anybody that can help me, i bought a plot of land from land international in 2004 the plot is based at the dean oak lane site in reigate, surrey. I had no problems with them until i paid the land of last year, i have the deeds to the land but after a while i realised they were still taking money from my bank account. So now they owe me over 700 i've tried to get in touch with them but can't get through. So i got in touch with Gillanders solicitors in chelthenem there the ones who have sent me the plot deeds. They informed me in december that the company was moving office so i've been phoning them ever since they've told me all sorts of excuses that they don't have a number for them because there in a rural area but still haven't got a land line until today when they actually came out with the truth that land international are in liquidation and there being dealt with by a company called insolvency. So the solicitors have known for quite some time but they have been told not to say anything to warn us. Is there anybody else that has bought off the same site from myself i just wanted to know if there is something wrong with the plot of land were not being told or is it genuine. So please if anybody can shed some light on them any comment would really help!

The truth is,this land (Dean Oak Lane) will never get planning permission,as stated in Local Planning office back in 2001.If you get in touch with them,you will see what I am talking about.
Despite this,LI was selling it couple of years later.
I also bought plot of land there,but after doing some research later (something what I should have done before buying)
I stopped paying to LI and sued them.
Can you tell me,what did they promise you,when buying the land.
I mean,planning permission,etc.

Hi,
I purchased a plot of land from Land international in 2005, however I took them up on an offer to pay £500 per month for 2 1/2 years. I have now paid in full this January. I was promised that if the plot did not gain planning permission by this time they would buy it back off me for the price I paid! I have now found out that they are in liquidation. I have still not received the deeds for the land or any communication from Gillandards solicitors. Th plot was in bledlow ridge High wycombe. What do I do now???

Hi All ,
the challenge is that if you read the small print the land banks did not say they sold the land with a guarantee of planning permission. In fact most clearly say that that the land dose not come with planning permission. So in the laws eyes they have done nothing illegal. You have chosen to pay 3-10x times the current market value of the land on speculation!
However is you have any documentation which is legally misleading from the company or a agent you can claim miss representation possibly.
If this is not the case your best bet is to speak to the company directors in person to claim a refund or go to the local press to make a statement and tell your story.
When a land banking company knows you will spoil the market they may want to give you your money back so as not to alarm the local or international market.

I have purchased a plot from Lan international at Balcombe road near Gatwick. Has anyone else purchased from this site. I still have 6 more installements to pay, so am in two minds now. One, pay the rest and get the ownership of land. And two, stop the payments and prevent further loss. Any Suggestions?

Thanks for your email. The Balcombe road site is within 2 miles of Gatwick and adjacent to existing developments. Enter the coordinates 51.145298,-0.14308 in google maps to view the site. I would appreciate if you or someone else could comment on its value in 5-10 years.
Sam, the thing is that I have spent more than 14k on this and have 3k more to go. If there is any chance of it getting planning permission I am prepared to pay 3k more and get the ownership.

Ok the land is highly likely to get planning permission in our life time. If the land stood a good chance of gaining planning THEY WOULD NOT BE SELLING IT !!!!!!! If you go to the local goverment website they will tell you over the phone if the local plan is recommending that this site shoul be developed into residential or commercila property.
If you have not yet recived the title deed , you may stand a higher chance of getting your investment refunded in full because you have not recived the title deed yet in the laws eyes.
Talk to lawyer for advice, I found a title deed for the site which i can email to you and it has a legal covernant stating it is not to be developed, join the google group and i will send it to you.

Dear All - Re Land International
I have 3 plots of Land in High Wycombe, Gatwick and Swindon. I got concerned last year and spoke to the MD for over 30 minutes who was very convincing, and told me they were different from the others and that they were legitimate, and that planning would be granted in the medium term.
He also added that he I could sell at any time as he had a re-sale programme.
This guy seems to talk the talk. All I can guess is we need to get everyone together who owns the land. once payments are made we have legal title , but I guess what it looks like is it is virtually worthless.
Maybe we could take joing action agains the Directors?

I would like to add that I was fobbed off by " Gillanders" as well. They told me that Land International had moved and had problems re-setting up their phones. A week later I got a letter from the Insolvency people and knew the real story. They must have known waht was going on and gave me false information, which reading above, seems to have happened to other parties.
I rang them back and the senior Solicitor was supposed to call me back but never did.
Maybe it is worth us taking something up with the Law Society and try action against the Solicitors as well? I am sure they would be interested in such dealings by a firm of Solicitors?
Just an an idea?

I agree its an excellent idea to get together and take a collective action.
Do you think land near Gatwick is agricultural land or has it got any potential for development?

I would say that the bad comments are down to the fact that Land International have been absolutely appalling.
There has been zero communication from them since the petition was raised. They could quite easily have written to their so called clients explaining what was happening and why.
However, they have chosen to basically go underground, and even their Solicitors seem to have been feeding their clients duff information.
They have brought even more bad feeling upon themselves. If any of them happen to read this, i suggest that if they are not "dodgy" and that they are 'genuine' people, they write to all their clients explaining what is happening. Where they need to be careful is that it is all well hiding behind a Limited Company, BUT, if they have acted fraudulently they are personally responsible as Directors as well, and hence we can go for them personally.
I am faced with losing nearly 30k, so am bound to be annoyed and ask questions, especially as their Solicitors gave me a 'smokescreen'.
I just hope someone from the Company and their Lawyers have the sense to contact us all very quickly, othwerwise, I for one will be taking action against all individuals, and that includes their Lawyers, and I will be taking up their actions with the Law Society.
By keeping quiet, all parties, to me, are admitting their guilt.

Ok they might have irregularities which FSA picked up and made an insolvency case out of it but its not like all of us who bought plots from them have lost their money as they were doing an illegal business or is it?

tks for yr response. fine, if the gatwick land belongs to land intl far east, can they get town planning approval for the land as they are a singapore registered entity. another question, how do they circumvent paying taxes to IRB, UK for their profit from selling the plots of land to us? is what land intl far east doing legal from UK standpoint? how can we check whether NLP(the consultant Land Intl supposedly has appointed to do the townplanning work) has started doing any work on the town planning especially since Land Intl's Swindon project was sold out last year. I have reservations and doubt as todate no landbanking co. has successfully obtained town planning to do resale and the investors make money... anyone can comment that any landbanking co. has managed to get town planning?
