This site is metropolitan green belt and a designated nature
conservation area. It is subject to a number of restrictive covenants
giving perpetual rights of access to a number of parties needing to
maintain pipelines and communications links. It was formerly a sand
and gravel extraction site and this is why there are lakes there
which, in turn, contributes to the site's listing as a nature
conservation area. This former use as a sand and gravel extraction
site also makes it liable to subsidence.
The site was owned by Taylor Woodrow until late 2006 when it was sold to
Profitable Plots Pte Limited for £3.15m (source: UK land registry).
Taylor Woodrow is now part of Taylor Wimpey, formed by the merger of Taylor Woodrow and Wimpey. Taylor Wimpey owns a very substantial land bank of
their own. It is their policy to acquire land which has long term
potential and hold it for long periods - 30-40 years is not uncommon. Had Taylor Woodrow seen strategic potential in the Hounslow site, they would have retained it.
Given the site's status as green belt and nature conservation area,
the unstable nature of the terrain and the fact that it was recently
disposed of by a developer, any investor in a plot there would need to
take extra steps to be very sure that the site does indeed have some
development potential. This would include taking independent planning
advice and talking to the
local planning authority at Hounslow.
